Everyone Needs It: Everyone needs a place to live. Businesses need a place to bring their employees. Governments own TONS of real estate. There’s no denying it if you live in an area with a growing population then people are buying real estate left and right.
Tax Advantaged: Owning and renting out real estate provides TONS of tax advantages that you don’t get as an employee...and if you do it right, you may never have to pay a dime of income tax to the IRS or your state even if you own MILLIONS of dollars of real estate, thanks to depreciation and other creative tax planning strategies.
You can Insider Trade: You CANNOT trade public stocks using insider information (you’ll end up in jail), but you can insider trade when buying local real estate all you want. In fact it’s encouraged!
Passive Income: Real estate investing can provide (semi passive) income to its owners and investors - as long as you have someone managing the property and its tenants - which means it is almost infinitely scalable...as compared to job or business income - which you have to earn each and every day by showing up to a job or office!
Use Debt to Increase Returns: Some real estate investments require you to put down just 10% down payment...and borrow the rest from a bank to buy the asset. You cannot do this in any other industry - Your stock broker definitely will not lend you 90% of your stock purchases!
